How to Winter proof your property

The cooler weather is looming so that only means one thing… there is a higher chance your water pipes may freeze! Don’t despair because Aspray have put together some tips on how to prevent frozen pipes this winter.

The facts: One in six people do not know where their stopcock is in their property. A leaking pipe can leak 2.2 gallons (10 litres) per day if abandoned. The first signs of a leak include physical signs of water, damp spots on the ceiling and drop in water pressure. Only 42% of homeowners insulate their pipes to prevent freezing.

How To Prevent Frozen Pipes. Insulate your roof space and the sides of your water tanks. To prevent your pipes bursting, wrap them in lagging (this can be purchased at your local DIY store). Keep the cold out of your property. The majority of modern boilers have a frost protection thermostat that turns on automatically if the temperature drops below a certain level that may cause your pipes to freeze. Ensure this thermostat is working properly.

It is also a good idea to open your loft trap door and any sink cupboards on cold days to let the heat in and circulate around the pipes. Find your stopcock, which is a valve that turns the cold water system on and off in your home. They are usually found in the kitchen below the sink unit, however in some houses the stopcock is found in a front or back hall – but it is important you know where your stopcock is.

Check your pipes regularly and if you’re going away for a while, ask a friend or relative to check your home regularly to make sure that your pipes haven’t burst or frozen. You should keep your heating system on a timer to come on throughout the day or alternatively drain your water tank.
